The real estate scene in the state has been going up and down over the last few years. Speculation about a separate state has only helped the real estate dealers to artificially hype up the market and inflate land prices.
The so-called boom is nothing but a creation of the cartel of real estate players. The prices have now stabilized to an extent and in some cases; the prices have actually come down.
Many new ventures at places as far as 50-60 kms from the city, which quoted around 3,000 per sq. yard, have now brought them down to the 2,500 range. For people shelling down cash in a single payment, these are being offered at even 2,000 per sq. yard.
The clear signal sent by congress party chief Sonia Gandhi that the party was in no hurry to give a separate Telangana has poured cold water on many speculative real estate dealers. They are now burdened with many new ventures. The response to these ventures now is very poor.
The gravity of the situation can be gauged by single example. A real estate developer is now offering free site visits to prospective buyers and holds your breath it is by a helicopter. Yes, by a chartered helicopter. The price per sq. yard at this venture is just. 1,999/- per sq. yard!
